13 Jan A Lasting Solution For A Leaking Metal Roof
A leaking corrugated metal roof with low pitch and overflowing box gutters, causing damage to ceilings and walls in an Oranjezicht, Cape Town house gets a makeover with lasting results.
The owner of a vintage home in Cape Town’s City Bowl complained of a leaking roof. Original pressed ceilings had become water damaged and the walls below were showing signs of damp and paint was bubbling.
Bodo Hoffman, a roofing specialist and owner of Master Crafts Men, found that the problem was due to the corrugated metal roof having insufficient fall or pitch.
This caused an accumulation of rain water and caused the attached box gutters to overflow.
The old box gutters were replaced. The roof sheets were removed. Added to this was a 4mm heat bonded membrane.
Waterproof plywood was installed.
A 4mm heat bonded membrane was added.
Slate roof tiles were replaced with a Zinkalume IBR Sheet. ZincAL®
Bodo Hoffmann chose this product due to the superior qualities of the coated steel. “This technique of using technique of coating steel with Aluminium and Zinc to coat the steel has undergone a lot of research and I have found that it’s a much stronger and more lasting product than the traditional galvanized steel,” says Hoffmann.
The heat-bonded membrane receives two coats of bituminous aluminium. This protects against UV damage and it’s light and heat reflective, so there’s a cooling aspect.
